House Rules +
Villa Rosa is a private home. Please treat it as you would your own.
Maximum five guests. Visitors beyond that number need to be agreed with us in advance.
No parties or events. Quiet hours from 22:00 to 07:00 out of respect for our neighbours.
No smoking indoors. Please smoke outside and use the ashtrays provided.
Children are welcome. The jacuzzi pool is unfenced, so children must be supervised at all times.
Pets by prior arrangement only.
Please lock the gate and doors when you leave the villa.
Booking & Payment Terms +
Rates are $300 per night for the whole villa, which sleeps up to five. Minimum stay of two nights.
Optional services: daily domestic assistance $30 per day; breakfast service $10 per person.
Send a request through this site with your dates. We reply within 24 hours to confirm availability and the total.
Once confirmed, the full amount is paid up front by credit card, debit card or PayPal. Your dates are held while you complete payment and are only secured once payment clears.
Prices are charged in US dollars. Shilling amounts shown on this site are indicative only.
A valid ID is required at check-in for each adult guest.
Cancellation Policy +
More than 30 days before arrival: full refund, less any payment processing fees.
15 to 30 days before arrival: 50% refund.
Less than 15 days before arrival, or no-show: no refund.
Date changes are free once, subject to availability, if requested more than 30 days before arrival.
If we ever have to cancel on you, you receive a full refund or alternative dates of your choosing.
Check-in & Check-out +
Check-in from 14:00. Check-out by 10:00.
Early check-in and late check-out can often be arranged — ask us and we will do our best.
We meet you at the villa, hand over the keys and walk you through everything.
Airport transfers from Zanzibar (Abeid Amani Karume) can be arranged on request; tell us your flight details when booking.

How far is the beach? Villa Rosa is in Nungwi, minutes from the beaches, restaurants and dive centres at the northern tip of the island.
Is the whole villa mine? Yes. You book the entire house, yard, pergola and jacuzzi pool — never a shared room.
Is there Wi-Fi and power backup? Ask us when you book and we will confirm what is available for your dates.
Can you arrange meals? Breakfast service is $10 per person per day. The kitchen is fully equipped if you prefer to cook.
Are towels and linens provided? Yes, along with robes and slippers.
What about tours and excursions? We can point you to trusted local operators for dhow sailing, diving, spice tours and Stone Town trips.
